The Move-Out Process I need a 30 Day notice in writing (mail, fax or hand delivered)

Move-Out Inspection You are entitled to a pre-move out inspection 2 weeks before move out. This inspection will be used to point out areas that need repair so that the tenants have the opportunity to perform repairs themselves. This inspection is most useful once everything is moved out but can be done beforehand. Tenants often find this time useful for discussing what normal wear and tear is and what damage is.

Final Inspection Final inspection will be performed by Moe (call him to schedule 415.515.1910) when you are moved out and prepared to hand over the keys. He will inspect the unit and tell you what damage he sees. He will also comment on the cleanliness of the unit. You have the right to be there for the final inspection, if you do not have a convenient time to do this or if Moe is not available you can drop the keys at the office (in the slot if it is after hours).

Refund We have 21 days to complete the work and mail out refund checks. Please provide me with address’s for the check(s) and method of division if any.

Your refund will be calculated by taking your original deposit, adding any interest due and subtracting any charges for reconditioning.

A few notes on charges: If we hire an outside contractor (usually carpet or hardwood) we will provide you with an invoice. We bill out Moe at $25 per hour and his assistants at $20 per hour. -Moe and his crew will clean and repair until the work is done. -I will provide you with an invoice for the labor from our crew.

All work will be depreciated. If we have to replace items or make repairs we will deduct the amount of useful life that you consumed while living there.

Also, since we will not ask Moe to separately keep track of how much time is spent cleaning versus repairing we will depreciate all of his work (cleaning is not supposed to be depreciated). Cleaning: The place must shine. It must be more than clean, it must be ready to show.
